【摘 要】随着经济的快速发展，居 民生活水平的不断提高，人们对生活质量也有了更高的要求，其中包括对生活区的景观品
质有 了更高的要求。近年来房地产行业发展迅猛，管理不断完善，如何在激烈的竞争中更好地吸引投资者，如何在激烈的竞争
中降低资金投入或者提高产出比，是每个房产企业及其项 目管理方关注的话题。景观工程正是展现房地产项 目品质的名片，
它可以提升项 目整体形象，是投资者在直观上判别小区住宅优劣的重要标准之一，在一定程度上影响房地产项目的销售。另
一 方面，景观工程造价也会因项目整体定位、景观设计的方案以及施工质量而存在较大差异。辨别影响景观工程造价主要 因
素，把控景观设计方案对造价的影响，对景观工程造价控制效果相对较为显著。文章对于景观工程设计阶段对应土方、铺装与
苗木等因素的分析，结合 包括土方设计、土方方案的选择、铺装面层和基层的优化、苗木的遴选以及景观小品的选择等实例，为
设计阶段景观工程造价的影响因素及控制提供 了借鉴思路。

【Abstract】With the rapid development of economy and the continuous improvement of residents‘living standards．people have higher
requi rements on the quality of life，including higher requi rements on the landscape quality of living areas Real estate industry develop—

the capital investment in the fierce competition and increase output ratio is each real estate enterprise and project management．Land—
